Roof Asset Management

Budget

  • Roof replacement varies per square of roofing replaced on your home based on the type of shingle, accessories and level of difficulty. A free evaluation by a McKinnis Roofing Specialist is always the best way to begin budgeting for your new roof.

Roofing Procedure

  • Once the contract requirements are met, the roofing project can begin. Prior to starting, the homeowner and a McKinnis Superintendent will review the customer checklist. The homeowner is then given ample time to move any items inside (Pictures, plates, etc. that may fall off walls) and outside breakables around the perimeterHomeowner is notified and all materials are delivered. Typically a roofing supplier, delivery truck with a conveyor, will place most of the materials on the roof with the lighter accessories on the ground Shortly thereafter the homeowner is notified of the actual day the roofing crew will arrive. Owner will move any vehicles to the street for availability during the roofing process. Roofing crew will arrive on the scheduled day, if the weather permits. The owner will be notified if the weather prevents beginning the project and it will be rescheduled for the next day. A pickup truck will arrive with a portable dump trailer on wheels. This is placed as close to the home as possible and filled with the old roofing debris. This lightweight trailer is on site only during the re-roofing procedure. Remaining landscaping and immovable items are then protected with tarps or plywood. The roofing crew, after assembling their safety equipment, will begin to strip the old roofing from the home and place it in the dump trailer for disposal. Because of numerous workers on each project, most re-roofs are completed in a day. Underlayment, flashing, ice guard and vents are installed according to the contract. Shingles are then installed to manufacturer's specifications. Compliance with all city code and permit requirements are met. Once completed, the site is completely cleaned and a roller magnet is run through yard to pick up any nails. Upon payment, the homeowner will receive all warranties and a lien waiver.

Gutter Procedure

  • The procedure leading up to replacing your gutters is similar to that of roofing. Gutters are installed after any siding or roof work is completed.

The gutter crew removes all of the gutter and downspouts outlined in your contract. New gutters are formed on site from a continuous roll of prefinished aluminum in the owner’s selected color. They are installed by use of a ladder or from the roof. Downspouts are then installed. Typically the new layout matches the original layout of outlets and downspout locations unless specified otherwise. The site is cleaned of all gutter debris. Upon payment, the homeowner will receive all warranties and a lien waiver.
